Patio doors are high-use, high-exposure building components. Here are the key signs that a replacement is overdue. If you are experiencing two or more of these issues, the cost of replacement is almost always recovered through energy savings, improved comfort, and increased home value.
1. Drafts around the frame or threshold
Cold air infiltration around a closed patio door is a clear sign of failed weatherstripping or a warped frame. This directly increases heating costs every month.
2. Condensation or fogging between the glass panes
Once the insulating seal between glass panes breaks, the door's thermal performance is permanently compromised. This cannot be repaired — the unit must be replaced.
3. Difficult to open, close, or lock
A sliding door that drags or requires force has worn rollers or a damaged track. A French door that no longer latches cleanly has settling or hardware issues. Both are security concerns.
4. Visible frame damage
Cracking, warping, or soft spots in a vinyl or wood frame allow moisture infiltration and signal structural failure of the unit.
5. Excessive noise or heat transfer
If outside noise is clearly audible through a closed door, or if you feel heat radiating through the glass in summer, the door's insulating performance has degraded.
6. The door is more than 20–25 years old
